I enjoyed living here, super close to campus and work.submitted by MaKayla O. - |Recommended: YesIts a nice place to live. The bedrooms are pretty small but as long as you keep yourself organized it works out. It's hard to share a bathroom with 3 girls. The kitchen is great. I love having utilities included, although I feel like the rent is expensive. If you need a place close to campus, this is your place.

The facilities are nice. If you have loud neighbors, which I did at times be prepared with some ear plugs and a heavy comforter. The management is excellent. Overall I would recommend living here.
I think it is an excellent place to live for students attending the University of Utah.submitted by Chloe W. - |Recommended: YesThe staff is very nice and fairly easy to get a hold of. The amenities are great, the spa is wonderful, and the apartments themselves are extremely nice. Not only are they fully furnished, but the furniture and appliances are great and look nice. The location is perfect, and parking is usually pretty manageable. Just make sure to check where you are parked so that you don't get a ticket.

Best Apartment I've Had submitted by Jordyn U. - |Recommended: YesThe University Gardens are just amazing. The location is incredible, the buildings are superb, the grounds are lovely, and its just an all-around great place. You can hear your neighbors pretty well, but it's not that big of a deal. The good FAR outweighs the slight downfalls.

Best place available for the pricesubmitted by Caitlyn G. - |Recommended: YesIt is in an extremely convenient location, the staff is wonderful to work with, the apartments are super nice especially for the price , and I love living here overall. The only difficult thing is parking.

Being a historic property they didn't include much parking when it was originally built and we aren't allowed to build anything new to alleviate the demand. A Great Place For Studentssubmitted by Francesca V. - |Recommended: YesUniversity Gardens is nicely updated, very close to campus, and right on a great bus line. The grounds are grassy and quiet besides the construction, which will be ending soon with some great features as a reward for our patience. Having the rent and utilities all in one package makes monthly payments easy, and it's so convenient that the place is furnished. It's nice knowing that we're surrounded by like-minded students. University Gardens is a great place to live while pursuing an undergraduate or graduate degree at the U.

The new amenities will be worth the wait and construction has made a lot of progress even though the weather these past few months has been rather difficult. The new spa is just about done and the fire pits will be finished soon too. We are grateful for your patience and understanding during this time. Good apartments for studentssubmitted by Bailey W. - |Recommended: YesThe apartments themselves are very nice, the staff are kind and helpful. I enjoy the grounds also, and it is close to the University. However, as it is student housing, many of the neighbors are extremely loud late into the night - especially on weekends. It would be nice if residents observed quiet hours - it would be much easier to study and sleep.

Management and staff haven't had any calls or complaints from you so we had no idea it was a problem. Current policy has quiet hours from 10 p.m. to 7 a.m. seven days a week. We do make exceptions for the weekends and extend quiet hours to midnight on Friday and Saturday nights. If you are bothered by noisy neighbors during quiet hours please contact either myself or the on site community ambassador. We are able to get things shut down pretty fast and then keep an eye on the offenders to limit recurrences. University Gardens Works Perfectly For Mesubmitted by ANDREW S. - |Recommended: YesUniversity Gardens is a college student community that understands what students want, need, and are interested in. Take the flat-screen TV's installed in each apartment, for example. They feature DirecTV but, more importantly, feature VizioCast so that residents can stream content from their smartphones and tablets. Take the fact that the apartments are fully-furnished this makes moving in more simple and easy. The furniture is fairly modern and neutral enough so that it allows residents to decorate in any way they'd like. Take the fact that the community is located near the University of Utah and the 400 South Trax Line that leads straight to the U's Campus. Take the fact that the property is actively yes, even in winter , laying concrete and building up the property, including a hot tub area and outdoor grilling area. There are a few downsides to the property, however. The first is that the property's parking availability isn't enough to suit all of its residents. Without paying for a reserved parking space, residents are left to park on busy and crowded 100 South. If you have to park across the street from the property, crossing back as a pedestrian can sometimes be dangerous, especially at night. The second is that, like all apartment properties, the walls are fairly thin when my roommate decides to head to bed at 3 AM, I can literally hear every single thing he is doing in the bathroom and it wakes me up. I have also heard my neighbors, on occasion, with loud music playing. The third is that some of the construction of the apartment seems incomplete I moved in right after the apartments were renovated, and it must've been rushed, because there are areas that, although inconspicuous, are missing paint, or are chipped, or the door doesn't quite fit the door frame either too big or too small . I'd like to see these things fixed before I'd give a full five-star rating. The staff has been incredibly helpful and timely when my apartment was in need of maintenance. It is also nice to have a property manager that knows me by my first name and gets to know the residents. Compared to where I have lived in the past, and including the nice features of University Gardens hello, Google Fiber , I would give University Gardens a solid four-star rating.

I'm glad to hear that you are enjoying the provided furnishings and I am just as excited as you for the release of the new fire pits, hot tub, and barbecue areas. They should be finished soon and they are going to be AWESOME! I can't wait to throw our very first "pool" party in the new spa. It is unfortunate that our available parking is so limited. We are working on alternatives for the 2017-2018 school year but with so many students driving their own cars these days I'm afraid that we will always be short of demand. I am so sorry to hear that there are existing maintenance needs in your apartment. You are welcome to come into the office and let me know what needs attention or you can always enter a work order in the system and maintenance will get right on it.
